ETABLIX plans, procures, integrates and controls every critical temporary-site and workforce-accommodation service — from first mobilisation to final reinstatement.
Be clear what we are
ETABLIX is not a main contractor. We do not build the permanent asset, and we do not compete with the contractor who does. We plan, establish, operate and remove the temporary site environment around the permanent works — compounds and welfare, accommodation, temporary utilities, security, logistics, cleaning, waste and full reinstatement — so the main works team can concentrate on building. The scope boundary in detail →
On any project with a peak workforce above ~100 people, temporary services are typically bought as 10–25 separate packages: cabins, fencing, generators, fuel, water, sewage, ICT, security, cleaning, catering, waste, traffic management, transport, accommodation. Each supplier is individually competent. Nobody owns the interfaces between them — the generator sized without the welfare load, the village opening two weeks after the workforce arrives, three suppliers invoicing for the same standby labour, no common programme, no common cost code, no single performance report.
The consequences are familiar to every Project Director: mobilisation delay, uncontrolled prelims escalation, disputes over scope gaps, and a site team consumed by supplier administration instead of the permanent works. Tier-one clients have already concluded the answer — appoint one accountable partner for the whole site environment — but the supply side has not organised to meet it. There are cabin firms, FM firms and camp caterers; there are very few dedicated lifecycle integrators, and none with an AI-native control platform.
Many packages. One coordinated site strategy.
Interfaces are where cost leaks, programmes slip and accountability dissolves. We put senior leadership exactly there.
Every service specified, procured, mobilised, operated and removed against a documented baseline — with evidence to rely on.
We provide one accountable interface for complete site infrastructure and workforce accommodation — controlled through CONSTRUX and led by senior construction professionals.
Mobilised correctly · Operated visibly · Removed completely
We manage and integrate the enabling works, temporary infrastructure and support services required to establish, operate and demobilise the project site — separate from the client's core asset construction. Civil and enabling works, temporary MEP and building services, and cleaning and soft FM are delivered directly through our managed specialist supply chain — alongside temporary utilities, testing, commissioning, maintenance and site reinstatement.
Site-establishment earthworks, temporary drainage, cabin and equipment bases, temporary roads, hardstanding, compounds, hoarding, fencing and reinstatement within the agreed site-services scope.
Temporary power, lighting, water, drainage, HVAC, plumbing, fire and controls serving project offices, welfare, compounds and workforce accommodation — not the permanent MEP installation of the core asset.
Construction and final cleaning, offices and welfare facilities, accommodation housekeeping, laundry, hygiene consumables, waste interfaces and planned service schedules.
Village strategy, accommodation, catering, transport, recreation, medical response and facilities operations.
Set-up, welfare, utilities, security, logistics, day-to-day operations, demobilisation and reinstatement under one plan.
Demand modelling, scopes, specifications, supplier packaging, tender evaluation, risk allocation and mobilisation readiness.
A single control layer for site-service interfaces, suppliers, cost, programme, HSE, performance, evidence and client reporting.
We aggregate the recurring site-services stack — welfare cabins, fencing, hoarding, security, waste, temporary water and power — under one requirements baseline, mobilisation plan and commercial control process.
One coordinated service brief and package matrix.
Prequalified specialists, comparable returns and negotiated terms.
Mobilisation, changes, performance, invoices and evidence.
Dates, removals and demobilisation tracked before costs leak.
The value sits in demobilisation and idle-hire control as much as procurement: a single desk that actively tracks off-hire dates recovers money projects routinely leak. And we will not use our balance sheet to finance a client's supply chain — mobilisation funding, back-to-back payment terms, suspension rights and credit gates are operating requirements, not negotiating positions.
Management fee plus disclosed or agreed supplier margin. Supplier costs remain back-to-back, prefunded or client-direct unless working-capital protection is expressly agreed.
See the managed desk model →We develop the site-services strategy, technical requirements, procurement documents and tender evaluation. Your team retains contracting control.
We run procurement, coordination, commercial administration and supplier performance management through one governance and reporting system.
We contract with all approved suppliers and deliver the complete agreed service under one contract, subject to funding, credit, liability and mobilisation gates. Prime here means prime for the site-services system — not for the permanent works, which stay with your main contractor.
The diagrams show the operating logic behind our model. They are illustrative management frameworks — not claims of historic project performance.
An illustrative model — not a client case study — of a 300-person substation site, built from the same analysis we run in every Site Systems Diagnostic. Executives decide on worked examples, so here is ours.
Service packages on a typical site of this scale — cabins, power, water, welfare, security, catering, waste, transport, accommodation and more.
Supplier-to-supplier interfaces between those packages — hand-offs where cost leaks and programmes slip. Typically several are owned by no contract at all.
Readiness gates ETABLIX runs from first groundworks to occupation — each opening on evidence, not on supplier assurances.
| Unowned interface (typical) | What it costs unmanaged | Under ETABLIX |
|---|---|---|
| Generator sizing vs. welfare & village load | Winter overload; emergency hire; a village without heat | One combined load calculation, owned in one contract, verified at the power-ready gate |
| Village opening vs. workforce arrival | Days of hotel bills and lost productivity per person | Phased block handover sequenced to the mobilisation curve; occupation gate on evidence |
| Cabin bases vs. module tolerances | Rework at install; occupation delay | Civils and modular scopes packaged together — the hand-off disappears inside one contract |
The full version of this analysis — your packages, your interfaces, your gates — is the deliverable of the Site Systems Diagnostic.
A site is not made good or bad by how hard people work on it. It is made good or bad by decisions written into a specification long before the first operative walks through the gate — and almost none of them can be corrected later without cost. These are six we get right because we have lived with them getting wrong.
| Written into the specification | What it decides on site |
|---|---|
| Blackout, acoustic separation and controllable ventilation in accommodation | Whether a night shift worker can sleep at two in the afternoon. A room that is adequate at night and unusable in daylight has failed half the workforce. |
| Where accommodation sits relative to the gate | An hour each way on a minibus adds two hours to every shift — and the programme was priced as though it had not. |
| Catering hours against shift hours | A canteen that closes before the late shift returns produces a workforce that eats badly and sleeps worse. That is a specification defect, not a catering one. |
| Protective equipment sized to the person, not to the average | Equipment that does not fit does not protect. It fails women, smaller and larger workers, and anyone whose observance affects what can be worn. |
| Lighting on the routes people actually walk at shift change | Most slips and falls on a compound happen on an unlit route somebody took because it was shorter — not at the work face, which is lit. |
| Welfare siting relative to the work face | Facilities that cost most of a break in walking are facilities people stop using. A workforce that stops washing before eating is a health outcome that was specified. |
None of these is expensive on paper. Every one of them is expensive on site. That gap is the whole argument for bringing the specification and the delivery under one owner.
We are most valuable where many service packages, a substantial workforce and unforgiving milestones create operational exposure.
Substations, transmission, HV works and complex EPC environments. The transmission investment cycle means an unprecedented pipeline of substations, converter stations and overhead-line compounds — remote sites, long durations, heavy temporary infrastructure.
Offshore wind onshore infrastructure, solar and BESS clusters, and new nuclear supply-chain sites — remote mobilisation programmes with 12-month-plus multi-supplier temporary estates.
Fast-track sites where logistics, welfare and uptime cannot drift.
Multi-package infrastructure with constrained access and interfaces.
Remote, high-workforce and operationally demanding locations — including mining and energy programmes where worker villages are a permanent operating requirement and owners want ESG-auditable, professionally managed accommodation rather than informal camps.
Owners and contractors needing one integrated site-services strategy — and a partner for shutdowns, turnarounds and rapid mobilisations once the operating model is proven.
Our platforms do not replace leadership. They give leaders stronger controls, earlier warnings and a defensible evidence trail.
We seek capable subcontractors who want access to complex projects — and can operate inside disciplined commercial, safety and reporting controls.
